Commercial space rental: what tenants actually look for
5 min read
A commercial tenant is not choosing a look, they are choosing whether they can run their business there. The listing details that answer that question are the ones that fill the space.
Lead with the things a business needs
Power load, water, parking, frontage, footfall and the permitted use matter more than square footage alone. State them plainly. A tenant who runs a cafe needs to know about power and water before they call; a tenant who runs an office cares about parking and connectivity.
- Carpet area, frontage and floor.
- Power load, water supply and backup.
- Parking and permitted use (retail, office, food).
Publish the deposit and the lock-in
Commercial terms are decided by two numbers: the refundable deposit and the lock-in period. A listing that states both gets serious tenants; one that hides them attracts tyre-kickers.
Photograph the space empty and in light
Shoot the space in daylight, empty, from the corner. Wide, honest photos let a tenant picture their own fit-out and filter themselves out if the space is wrong - which saves both of you a visit.
Common questions
- What deposit is normal for a commercial space in India?
- Commercial deposits are commonly larger than residential - often several months’ rent and sometimes more, and refundable. State the exact figure and the lock-in on the listing.
- What should a commercial rental listing include?
- Carpet area, frontage, power load, water, parking, permitted use, the deposit and the lock-in period. These are the facts a business filters on before enquiring.
