Renting out a furnished flat month-to-month: a landlord’s checklist
6 min read
A broker takes a month’s rent for introducing a tenant you could have met directly. Listing a furnished flat yourself is straightforward once the deposit, the inventory and the exit terms are written down.
Write the inventory, photograph it
Furnished means different things to different people. The single best habit is a written inventory - the sofa, the fridge, the number of plates - with a photograph of each room, taken before the tenant moves in.
That list is the whole security deposit conversation. With it, a damage claim is a comparison. Without it, it is an argument you usually lose.
- List every furnished item and its condition.
- Photograph each room, the meter readings and the keys handed over.
- State clearly what the deposit covers and how it is refunded.
Price the month, publish the deposit
Monthly rent is the headline; the refundable security deposit is the number that decides whether someone can afford to move. Publish both. A flat with a clear deposit gets serious enquiries instead of price-checkers.
Screen on the message, verify on the visit
Ask what the move-in date is, who will live there and for how long. Someone with a clear answer is a tenant; someone avoiding the question is not. Meet in person for the visit, and only hand over keys after the deposit and first month are settled.
Common questions
- Do I need a rental agreement for a monthly furnished flat?
- A written agreement is strongly advisable - it records the term, the rent, the deposit, the inventory and the notice period, and it is what protects both sides if something is disputed.
- How do I avoid paying brokerage when renting out my flat?
- List the flat yourself and deal with renters directly. A listing platform lets you publish the rent and deposit so tenants contact you without an intermediary cutting in.
