How to rent a flat in India without paying a broker

5 min read

Brokerage is often a full month’s rent, and it buys you a phone number you could have found yourself. Renting directly from an owner is not harder - it just needs a short checklist.

Read the listing before you call

A good listing tells you the rent, the refundable deposit, the locality and what is furnished before you spend a visit. If a listing hides the deposit, ask for it in the first message - the deposit is what you commit to up front.

  • Compare rent and deposit together, not rent alone.
  • Confirm what is furnished before visiting.
  • Ask the move-in date and the notice terms up front.

Ask these three questions on the visit

When is it available? Who pays for repairs and society maintenance? How is the deposit refunded on exit? A direct owner answers them plainly; an unmanaged property usually does not.

Photograph the flat and the meter readings at handover, in the same thread as your booking, and get the deposit terms in writing.

Protect your deposit

Agree in writing what the deposit covers and the conditions for a full refund before you pay it. A written inventory plus handover photos is what makes the exit conversation about evidence rather than memory.

Common questions

How much deposit is normal for a rental flat in India?
It varies by city and owner, commonly around one to a few months’ rent and refundable. Whatever it is, get the amount and refund conditions in writing before paying.
Can I rent a flat directly from the owner?
Yes. A listing platform lets owners publish the rent and deposit directly, so you contact them without a broker in between.

Have a space or item to rent out?

List it on RENTAL PAY LO and reach renters directly on WhatsApp. Your first listing is just ₹29, and you never pay a commission on a rental.
